Q: How can I book a room?
A: You can book directly through our website www.brooksguesthouse.com or call us on 01225-425543

Q: What payment methods do you accept?
A: We accept major credit/debit cards and secure online payments via our booking system or via our PDQ machine in house.

Q: What is your cancellation policy?
A: Our cancellation terms are 48 hours cancellation to 10am with a £20 administration fee. There is no fee if you decide to change date and if we can accommodate that change subject to availability.

Rooms & Facilities

Q: Do rooms include breakfast?
A: Yes! A delicious breakfast is included with every stay booked via our B&B rate on our website and served fresh each morning in our bright and airy breakfast room.

Q: Is Wi-Fi available?
A: Complimentary high-speed Wi-Fi is available throughout the guesthouse.

Q: Are towels and toiletries provided?
A: Yes, fresh towels and essential toiletries are provided in every room we change linen every 3 days.

Q: Do you have parking?
A: The nearest Car park is Charlotte Street, car park which is found to the rear of the guesthouse.

Accessibility & Special Needs

Q: Are your wheelchair accessible?
A: No sorry we are a grade 11 listed building with stairs and handrails not suitable for wheelchair accessibility apologies. We have ground floor rooms however to get to the rooms there are eleven steps to enter the building.

Q: Can you accommodate guests with dietary requirements?
A: Yes! Please let us know your dietary needs when booking so we can prepare breakfast accordingly we regularly cater for vegan coeliac and allergies.

A: We are a 20 minute from Bath Spa Station — perfect for arriving and exploring on foot!

A: We are close to The Roman Baths, Bath Abbey, Thermae Bath Spa, the Royal Crescent, Jane Austen Musuem and many shops, cafés, and restaurants.

Q: Do you offer luggage storage?
A: Yes — we can store luggage before check-in or after check-out. & free of charge

Q: Is there a lounge or communal area?
A: Yes — guests are welcome to relax in our comfortable guest lounge found next to reception area. During winter we light a fire so its cozy place to relax.

A: Absolutely! We are happy to share our favourite restaurants, tours, and hidden spots in Bath.

Q: What if I arrive late?
A: If you think you will arrive after 20.00 hours then just let us know in advance and we will send you a late check in code so you can self-check in.

Q: How often are rooms cleaned?
A: Rooms are cleaned daily between 9am and 2pm however linen replaced every third day of your stay.
